Project Feature: The Icon at Barrack

Our team recently completed an outstanding project in Barrack Point, knocking down an existing property to create an ultra-modern, architecturally-designed home in one of the area’s most sought-after locations.

Low maintenance living was essential

The client’s brief was for a brand-new contemporary home that was low maintenance, secure and incredibly private. The block’s headland position introduced the potential for breathtaking ocean views, so our clients wanted to capitalise on this with as many ocean-facing rooms and windows as possible.

Open-plan living was also a key desire, with space to entertain their extended family made easier with a large kitchen and butler’s pantry. Finally, maintenance, or lack thereof, was incredibly important – as retirees, our clients didn’t want to commit to ongoing upkeep, especially of the exterior. 

We were involved from the very beginning, working alongside the incredible team at I Architecture to bring our client’s vision to life. By bringing us in from the initial stages, we were able to deliver accurate costings and real-time market advice that saved the client time and money. 

A beachfront masterpiece

The end result is a four-bedroom, three-bathroom home with a separate study, two living areas, a dining area and three outdoor areas. The master bedroom features a walk-in robe and ensuite, while a lift allows for easy access between the two floors. 

The Icon also includes functional amenities such as a separate laundry, two-car garage and extensive storage, both in the garage and interior of the home. 

In order to take advantage of the beachfront location, we placed the garage at the back of the property, away from the ocean-facing views. We also included plenty of glass windows and doors, including large feature windows at the front of the living room, so that the clients could enjoy spectacular views from as many vantage points as possible. 

The large feature windows in the living room and above the front door, provided by Hanlon Windows, were a particularly complex element for our team and required specialist installation with extreme care using a crane late in the project. While taking into consideration the wind and rain on the coastal location, this became quite a challenging task.

The challenges of building on the coast

While beautiful, the location also presented its fair share of challenges – the wind rating of the block was zoned at N4 cyclonic, so the building required extensive external bracing and tie-down strengthening elements. The effect of sea salt on the exterior was also a major concern – in order to counter this, we worked closely with our engineer and carefully finalised all product specifications to ensure items were suitable to withstand the extreme coastal conditions.

Of course, the biggest challenge of all was running a building site during the COVID-19 pandemic. We had to be extremely organised to overcome unusually long lead times on materials and ensure that our team were operating as safely as possible. We’re glad to say we were able to do this without much delay, resulting in a build that stayed within budget and within timelines. 

This project wouldn’t have been possible without significant collaboration with our incredible client and the expert team at I Architecture – by working together, we were able to bring together some incredibly complex features and execute them to the highest standard.

Project Feature: Werri Beach Hamptons Home

With its beachy tones and elegant celebration of the outdoors, the Hamptons-style trend is here to stay. Originating as beachside holiday homes for New York’s elite, Hamptons-style residences have proved timeless, inspiring designers for decades.

But you don’t need to travel further than Werri Beach on the South Coast to see perfect applications of this style. 

Our recently completed Werri Beach project is a stunning interpretation of Hamptons-home design. The expertly crafted four-bedroom residence, designed by I Architecture, is the ultimate relaxed family space, boasting beautiful seaside views and a simple feeling of modern tranquillity.

A striking façade

With a combination of weatherboard cladding, rustic timber shingles and stonework from Eco Outdoor, clean lines of contemporary architecture combine with rustic stone to create a sophisticated look that matches this home’s beachside setting.  

We installed large Hanlon windows throughout the home to bring the outside in, allowing beautiful sea breezes in the summer and warm rays of sun during winter. 

Family spaces built for entertaining

The home’s functional and distinct living spaces have been carefully crafted according to the client’s brief – to provide spaces for the family to gather across the three floors. With living areas customised to optimise the flow of the house, there are plenty of light-filled private and social spaces throughout. 

On the ground floor, the family room and kitchenette flow onto an outdoor entertaining area, which is perfect for the summer months – allowing for easy entertaining and socialising. For the colder months, we installed a specialty wood-fired barbecue to allow for long laid-back dinners and to ensure this space remains a central gathering point.

Our friends at Paiano Custom Kitchens have done it again

The home’s main kitchen opens onto a spacious living and dining area, with a gas fireplace for ambience. The kitchen, custom-designed and installed by the team at Paiano Custom Kitchens features high-end appliances, Hamptons-inspired shaker-style and ample bench space. 

Sustainably sourced flooring from Havwoods Australia is also a prominent feature of the space, laid in a luxurious herringbone pattern by the team at Chaplins Flooring. This dark timber flooring carefully ties each of these spaces together. 

Life’s little extras

As one of the only three story residential properties in Werri Beach, the third floor home office has the best views in the house looking out over the waves. It’s the best seat in the house for both creative brainwaves and for those on a quest for quiet. 

One of our favourite little luxury additions in this home is a breathtaking outdoor shower. Offering an instant feeling of tropical paradise to this home, this feature was carefully designed and installed by our expert team.

Bathroom beauty

On entering the bathroom, you’ll be taken away by attention to detail in the room. Offset by marble tiled feature walls, matte black finishes complement classic white cabinetry and muted tones. An elegant freestanding bath serves as centrepiece of the room and is perfect for soaking in at the end of a long day.

Showcasing all Werri Beach has to offer

To bring the outdoors in, the living areas of this impressive home were designed to flow onto the large decks. This sense of indoor-outdoor living and the home’s open-plan design means each and every corner offers a new ocean view. Timber detailing, characteristic of Hamptons-style design, features in all balconies and outdoor living areas across the three floors.

These Werri Beach clients desired a beautiful space for working, entertaining and for their family to enjoy together. The gorgeous design by I Architecture has been brought to life with care and expert craftsmanship uniting not just functionality and luxury, but also cleverly incorporating the outdoors.

Step Inside the Architecturally Designed Smartbuild HQ

As we near the end of another big year, we wanted to take you through our most recently completed project – Smartbuild HQ. This ultra-modern custom home, located in Shellharbour, is the epitome of open-plan coastal living. 

As this space was set to become the home base for all things Smartbuild South Coast, it was important that we got it right from the beginning. We enlisted the help of I Architecture to design a home that would maximise natural light and give our Founder and Director Jake and his family plenty of space to live and entertain. 

The completed project features open-plan kitchen, living and dining, as well as a spacious outdoor area complete with pool, spa, alfresco kitchen and fireplace. The design of the entire home centres around this social space, ensuring Jake and his family have ample room for both entertaining and relaxing after a long day at work.

Let’s take a closer look at this beautiful home… 

Exteriors

We implemented a selection of modern materials to bring this two-storey home to life. On the outside, we used a combination of cladding to achieve the home’s striking modern look. On the upper floors, we drew upon Lysaghts Enseam (Basalt Matte colour) cladding, while BGC Durascape was used on the lower floors with a textured paint to add interest. We also used Weathertex Weathergroove woodgrain timber finish cladding on some sections of the exterior to add contrast. 

Living Rooms 

Energy efficient (architectural series) Hanlon windows were chosen to ensure the home remains cool in summer and warm in winter, while engineered oak flooring was laid for a seamless and cosy look and feel. We opted for a modern coastal interior design that wouldn’t date too quickly. This saw the addition of EzyJamb doors and shadowline skirting. 

The home also features seamless floor transitions, which means there are no steps anywhere in the home. This includes the main and most difficult detail from the kitchen and family room to the outdoor area, which sits on polished concrete. This is just one example of our team’s expert craftsmanship on show.

Each communal space is painted white for freshness and features plenty of natural greenery. A standout feature of the design for our team was the addition of the circular pendant light, which hangs above the raised dining table.

Kitchen 

The kitchen achieves a striking contrast between black and white. Matte black poly cabinetry ensures plenty of room for storage, both above and below the bench, while the stone-top island bench and splashback are stunning additions. State of the art appliances and a butler’s pantry were included for convenience, while matte black tapware completes the modern look and feel.

Bathrooms

Bathrooms feature subtle marble herringbone tile walls, as well as stunning timber cabinetry and dual vanities. Matte black tapware and shower head match the kitchen, breathing a sense of cohesion and style to the bathroom. Hanlon windows can be opened wide to allow natural light and air to flow in, when needed. 

Outdoor Entertaining

Last but not least, the star of the home – the outdoor entertaining area. Let’s start with the pool, which is encased in glass fencing to continue the feeling of openness and flow. An adjoining spa is perfect for cooler days or nights on the South Coast. The pool is connected to an outdoor ‘room’ featuring kitchen, fireplace and plush couches for relaxing after a swim.

We are so proud of the results we achieved for this home in Shellharbour. Not only was this project a new home for Jake and his family, it’s a fresh start for our business. We are so grateful to have worked with so many amazing suppliers and partners on this project – particularly I Architecture, who designed a modern, spacious custom home that will be enjoyed for many years to come.

Shellharbour. Build Your Future

Due for completion in early 2020, Shellharbour Marina will offer direct access to the Tasman Sea and will include a lively new town centre.

Why are we so passionate about this lively area, you may ask? Well, our latest project – an ultra-modern family home, is located in Shellharbour Village. Boasting spacious open plan living, an outdoor entertaining area and stylish pool and spa, this project is very close to our hearts as it belongs to Smartbuild South Coast business owners Jake Brady and his wife.

Jake and his wife have lived here, roughing it in the old home for over 5 years since they purchased it, waiting patiently until they could rebuild. They recently had the opportunity to do so and the results were well and truly worth the wait. This stunning modern home is set to become Smartbuild HQ, an icon of everything we stand for at the company.

The brief for this project was to create an open-plan, family home that flowed from front to back and into spacious outdoor entertaining areas, including a pool and spa. We worked closely with the very talented team at iarchitecture to design the space, which is built from stylish feature cladding, Hanlon Windows and engineered oak flooring.

We drew upon a number of modern and high-quality materials to bring this long-awaited project to life, including Lysaght’s Enseam for external cladding on upper floors. For the lower floor, we used a combination of Weathertex Weathergroove woodgrain timber finish cladding and BGC Duragroove with a textured paint finish to create contrast.

Inside this coastal home, we used EzyJamb door jambs and flush Shadowline skirting to create a seamless look. We finished this off with engineered oak flooring, marble herringbone feature walls in the bathrooms, stone bench tops in the kitchen and matte black poly cupboards. 

In the home’s spacious outdoor entertaining area, we created an alfresco kitchen and cosy fireplace area, as well as adding a pool and spa. As the main focal point of the home, we basically built the entire house around this ultra-modern outdoor space. As this is where Jake and his family will be spending the most time, we wanted to make sure we got this stunning area just right.

Step Inside our Corrimal Duplex

Our latest project was a great opportunity to showcase the expertise and craftsmanship of our custom home building team. 

The brief was a dual occupancy home in Corrimal, set in the Illawarra region of the South Coast. Our client was looking for a brand new designer home with a secondary unit next door that would provide a supplementary income and help them live comfortably. It was to be a family home with a small backyard for the kids and closely located to the beach, for easy access to the surf.

Our clients wanted to ensure both  homes featured seamless indoor / outdoor living areas that would make entertaining a breeze, year round. They engaged the services of Debu Studios and Illawarra custom home builder, Smartbuild South Coast, to design and build (respectively) what we’ve called ‘The Butterfly House”. 

With a shared internal wall acting as the spine, the ‘wings’ feature mirrored open-plan living, kitchen and dining spaces that flood with natural light and fresh air, thanks to perfectly placed Stegbar windows and doors. 

Each lower floor kitchen, living and dining area flows onto a spacious outdoor deck and backyard, while upstairs, we custom built secondary decks for both the front and rear of the homes.

Clean-lined Paiano Kitchens form the heart of both custom homes, setting the tone aesthetically for the rest of the home’s design. White walls and cabinetry is offset by moodier grey tones, introducing a point of difference and allowing the residents to add their own unique touches. 

Timber is a huge feature of the design, with hardwood timber flooring throughout all living areas flowing through to hardwood blackbutt decking at both the front and the rear of the properties. 

Outdoor living was also a key element – after all, what use is living in the picutresque Illawarra region if you can’t enjoy it? With graduated decking opening onto a spacious luxury garden, there is scope for each resident to really make their outdoor living spaces their own. Our custom home building team worked closely with Debu Studios to ensure our clients could maximise their coastal lifestyle.

Each home also features an exposed aggregate concrete driveway and paths, leading into a spacious single car garage. The primary home features four carefully-designed bedrooms and two bathrooms, while the secondary residence is home to three bedrooms and two bathrooms (an ensuite and master). 

To truly maximise the beautiful natural surroundings, we added an upper floor void to the home where our team installed Velux Skylights to bring plentiful natural light into the space.

We are very proud of the results we achieved in this stunning dual occupancy project. It was a great experience working closely with the team at Debu Studios, as well as all of our incredible contractors and suppliers.

Take A Step Into Architectural Luxury

We’ve had an excellent start to the year at Smartbuild South Coast, having recently handed over the keys to a three-storey luxury home in stunning Kiama. This custom-built, architecturally-designed home was a big project; works included demolishing the majority of the existing home, apart from a small section on the right-hand side, and rebuilding from scratch with major alterations and additions. The completed home embodies the Smartbuild South Coast team’s commitment to attention to detail and exceptional-quality craftsmanship.

Our Kiama client approached us with a vision for an open-plan family home that would be well suited to entertaining. Naturally, they also wanted their updated coastal home to capitalise on the stunning ocean views surrounding the property. As essentially a Knock Down and Rebuild, we were able to achieve a design that was exactly to our client’s unique specifications. 

Step inside our stunning Kiama home with this virtual walkthrough…

There are flowing entertaining areas for the whole family, an entirely open middle floor and beautiful pool area in the back. We also recreated the kitchen, lounge and dining rooms and added a front deck and alfresco barbecue area, perfect for soaking up that South Coast sunshine. None of these communal spaces have walls between them, which adds to the flowing seamless feel of this luxury home.

In terms of materials used, this was a special project. On the outside we used striking Colourbond Lysaght Longline 305 cladding, which adds a dramatic statement to the home’s exterior. Hidden gutters add to the seamless feel of the home, while energy efficient aluminium Hanlon windows keep the space bright and open. We used a large number of steel beams inside the walls, which allowed us to obtain all of the unique cantilevers and created raked high ceilings and overhangs. 

Out the back, a glass pool window adds a bespoke and eye-catching element to a usually standard area. This is a huge visual standout of the home, along with the area where the roof cladding turns into wall cladding, which achieves a very high-end desired look.

We were very lucky to have the support of some excellent partners throughout this exciting project, including I Architecture, Paiano Design and Harvey Norman Commercial. To fully understand the stunning nature of this architecturally-designed home, you need to look closely at each space in this exquisite home.

Living Spaces

Each of the living spaces in this stunning home – including lounge room, dining and family rooms; are bathed in natural light. These family friendly, architecturally-designed areas include plenty of windows to soak up the surrounding ocean views and feature eye-catching hanging lights, geometric lines and a coastal-inspired colour palette. 

Beautiful sliding glass doors create a seamless connection between inside and out, allowing the home to be completely opened up when the weather is fine. 

Bedrooms

Both the mid and top floor bedrooms take advantage of the beautiful coastal location of this home. The home’s architectural design is continued into the bedrooms with custom bedheads, a coastal colour palette (including a blue feature wall in the master) and a simple, open style. We worked closely with I Architecture on the bedrooms to ensure each resting place took in breathtaking views of the surrounds.  

Kitchen

Enter the spacious and open kitchen at Kiama and you’ll feel instantly at home. Designed and created by the team at Paiano Design, the kitchen achieves a harmonic balance between a coastal-inspired colour palette, timber finishes and high-end appliances. Complete with blue corrugated kitchen cupboards and eye-catching feature lighting, our clients were blown away with this new entertainer’s paradise.

Bathrooms

Both of the clean and spacious bathrooms are equipped with luxurious baths for indulgent moments. The master bathroom also features a stunning tile feature wall in the shower, inspired by the ever-present coastal theme.

Outdoor Living

Each outdoor living space makes the most of the stunning seaside location. The ground floor includes a garage and gardens, while the middle floor includes an alfresco barbecue area and a stunning pool with glass window. There’s also a deck at the front of this stunning home so our clients can fully enjoy the views. Our Kiama project really does embody luxury coastal living.
